



The BLVD is a 332,000 square foot, 5-story mixed-use residential complex located in Dallas, Texas. The complex contains 417 apartment units, 9,100 square feet of retail space on the first level, and is LEED for Homes Silver Certified. The building’s owner, Northwestern Mutual, asked Blue Quality Services to provide our building enclosure quality assurance package during the design and construction phase of the project to ensure the construction of the building’s enclosure and mechanical systems were meeting project specifications.
During pre-construction, our consultants reviewed the enclosure assembly designs for operational performance and constructability. Once the building wall, window, and roofing performance needs were identified, we reviewed the drawings, details, and specifications for potential issues, conformance with owners project requirements, and constructability concerns. Our team also reviewed the proposed mechanical HVAC system design for potential impact on building enclosure performance.
Throughout construction Blue Quality Services Technicians conducted weekly quality assurance site visits to verify the installation of the building enclosure systems and components matched the owners requirements and specifications. Our team followed up each enclosure and mechanical site visit with a field report, outlining both conformance and non-conformance issues. This report was sent to all involved stakeholders to keep everyone abreast of construction progress and flag any issues to be resolved.
