The Kenzie at the Domain is a 314,600 square foot, six-story multi-family residential development located in Austin, Texas. Our client, Streetlights Residential, requested Blue Quality Services to observe and verify that the building and all of its systems and assemblies were designed, installed, and tested to meet their requirements. Blue Quality Services’ unbiased, quality assurance package helped to deliver a superior multifamily complex and ensured all involved parties correctly implemented the facility’s specifications.
At Streetlights Residential 's request, we were engaged early in the design phase to perform a focused review on the constructability and operational performance of the building enclosure. Specifically, we reviewed the air barrier system continuity, adequacy of drainage plane, and thermal insulation strategies. We also performed a limited review of the HVAC systems and completed a computational analysis to predict the moisture performance of a typical wall assembly.
During construction, we visited the project site frequently and made observations regarding the installation of the building enclosure systems. Our field services team maintained an enclosure systems issues list throughout the project detailing the observed issue, the date observed, a description and a photo, and the resolution date. Offering our clients issues lists along with our detailed reports greatly helps to resolve problems in real time, reducing costly delays.
Our field services team members also visited the site on multiple occasions to perform water spray and chamber testing on mockup window assemblies in accordance with ASTM E 1105-00.
